Solicitors are instructed once a sale or purchase is agreed they then take over the next part of the transaction.
The Deeds of the property will be sought, local searches applied for along with environmental and drainage searches, contracts drawn up, make sure that any building regulations or planning consents have been adhered to in respect of any work previously carried out to the property and raise questions about the property to the vendor’s solicitor that may be relevant.
